Since the decision to locate the main Norwegian air fighter base at Ørland, prolonged discussions of compensation to farmers for increased noise levels have taken place. This study is commissioned by the local authorities in order to describe how extra noise that impact living conditions on farms may also impact operating conditions, estate valuation and potential development for the farm entreprise. The study finds that a diversity of impacts may be expected since, in general, housing, residential environments and the farm enterprise form an interdependent set of assets. Removing or damaging one, will affect the integrated unity both near-term and longer-term.nb_NO
